Please read our Booking Terms and Conditions carefully before completing the booking form or submitting an enquiry, your enquiry submission or signature on the booking form will indicate that you have read, understood and accept these terms.

Booking
The apartment is normally let on a weekly basis, however a minimum of 4 nights is accepted.

The maximum number of people allowed to stay in the apartment is 4.

As the accommodation has been optimised for adults we do not cater for children.

No pets are allowed.

Prices are fully inclusive of gas, electricity, linen and towels.

A £100 deposit is required to secure your booking with the balance payable three weeks prior to your stay.

Cancellation
Should you have to cancel your holiday please inform us by email or telephone immediately. If cancelling within six weeks of your booking a cancellation fee representing the full deposit will be charged. If cancellation is within three weeks of your booking no refund will be made as insufficient time remains to remarket the property.  We strongly advise you to take out holiday insurance to cover any cancellation.

Please note that a REFUNDABLE damages deposit of £100 against loss or damage is payable with your final balance payment, this will be returned by cheque or direct credit within 7 working days of your departure, less any deductions for damage, breakages or missing items however caused.

Arrival & Departure
The apartment will available from 2pm on your day of arrival. Please indicate at the time of booking the approximate time you expect to arrive at your accommodation and follow this up with a telephone call or text message on your actual arrival day when you are an hour away so that we can meet you at the apartment to welcome you in.

You must vacate by 10am on the day of departure so we may get the apartment ready for our next visitors.

Responsibility
The hirer is responsible for the property during their stay and undertakes to keep it clean & tidy and to pay for any breakages, damage or loss they or any member of their party has caused.

The hirer must disclose the number of persons staying in the apartment. On no account is the number of persons to exceed a maximum of 4 without the express written permission of the owners of the property and/or their agent.

The owners of the property and/or their agent reserve the right to enter the property at any reasonable time to carry out essential repairs but major work will not be undertaken during any occupation of the property unless in case of emergency or at the request of the occupier.

We cannot undertake any liability for loss, damage, injury or accident to the hirer or any member of the hirer’s party however caused whilst in the occupation of our property or in the building complex and its grounds.

You are strongly advised to obtain adequate independent travel insurance to cover any such occurrence.

If due to unforeseen circumstances our property becomes suddenly unavailable for the date hired, we will make all efforts to assist you to find alternative accommodation and refund all monies paid without any deductions whatsoever but we will not incur any further liability of any kind. Under no circumstances will we be liable to refund any amount exceeding the total amount paid by the hirer.

No Smoking
In compliance with the 2007 smoking legislation we now operate a strict no smoking policy inside the apartment, however you may smoke in the garden.
